These Terms govern your use of the Bridging Finance website and our finance-arrangement service. By using the site or submitting an enquiry you accept these Terms.
Our role
We are a finance arranger and introducer. We are not a lender and we do not provide financial, legal, tax or investment advice. We introduce property investors, developers, landlords and businesses to lenders and funding partners, and help structure and place short-term property finance. Any finance is provided by, and on the terms of, the relevant lender.
No offer of finance
Information on this website, including indicative rates, loan-to-value figures, loan-to-cost figures, terms and example structures, is illustrative only. It varies by lender, borrower, security and case, and does not constitute an offer of finance or a commitment to lend.
Regulatory status
Bridging and development finance arranged for property investors, developers and for business and experienced borrowers, secured on investment or commercial property, is unregulated lending and falls outside the Financial Conduct Authority's regulated mortgage perimeter. Where a transaction would require FCA authorisation, including a regulated bridging loan secured on a borrower's own home or a close family member's home, we refer it to an authorised firm.

Indicative terms, rates and loan-to-value figures are illustrative, vary by lender, borrower and security, and are not an offer of finance. Where a transaction would require FCA authorisation, including a regulated bridging loan secured on a borrower's own home, we refer it to a regulated firm. Your property may be repossessed if you do not keep up repayments or repay the loan in full at the end of the term.

Governing law
These Terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
