Matt Lenzie, Founder & Principal Broker

Matt Lenzie founded Bridging Finance after more than 25 years arranging property and trading-business finance across the UK. Over that time he has structured and placed more than £500 million of funding, from single bridging loans and auction purchases to ground-up developments and development-exit facilities.

Much of that career was spent on the lender's side of the table, which is where the relationships come from. He knows how a short-term lender underwrites a bridge: how they read the exit strategy, how they treat the security and the loan-to-value, where retained interest and the gross-to-net calculation bite, and how to get a valuation and a redemption to line up on time. That is the difference between an indicative quote and funds in the account.

Every enquiry is read, structured and taken to market by Matt himself. There is no junior desk and no hand-off. Investors, developers and landlords deal directly with the person arranging their finance.

What we do

We arrange short-term property finance for investors, developers, landlords and businesses across the UK. We read the security, the borrower position and the exit strategy, take the case to the lenders most likely to back it, and place the facility that funds the purchase, build, refurbishment or capital raise you need. We work across bridging loans, development finance, development exit finance, auction finance, refurbishment finance, bridge-to-let and second-charge bridging.

We are a finance arranger and introducer, not a lender. We are paid to find the borrower the right facility, so our incentive sits with the borrower rather than any one funder. We do not provide financial, legal or tax advice.

Why lender-side experience matters

Bridging finance is not underwritten like a standard term mortgage. Lenders read the exit strategy first, then the security and the LTV. They look at how retained interest affects the net advance, how the valuation lines up with the proposed drawdown, and whether the redemption timetable is realistic. Having spent much of his career on the lender's side of the table, Matt Lenzie knows exactly how those desks assess risk, which is where the structured cases that complete come from.

Regulatory position

Bridging and development finance arranged for property investors, developers and businesses, secured on investment or commercial property, is unregulated lending and falls outside the Financial Conduct Authority's regulated mortgage perimeter. Where a transaction would require FCA authorisation, including a regulated bridging loan secured on a borrower's own home, we refer it to a regulated firm.
